What are measurement services?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure the house's dimensions and area, then input into our software program to determine your homes square footage.  The appraiser's sketch is a document that can be used to prove the Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes necessary when disputing property taxes or selling a property.

How does a home measurement service work?

During a measurement service, an appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device.  Then, the appraiser creates a report and sketch showing the total square footage of the house with rooms labeled within the footprint of the home.  The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a measurement service?

Real estate taxes

Property tax records often reflect inaccurate area of a property because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more square footage than you have! Unless an appraiser has recently performed a valuation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before attempting to dispute what you're taxed. An appraiser will establish an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Selling your home

A measurement service can ensure that you're paid a fair price for your home. Area is one of the biggest elements potential buyers look for when purchasing a house — but since these values are frequently approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price for your property, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your property is to refer to a previous appraisal or measurement service completed by an appraiser (after any remodeling that might have affected square footage).

Material for real estate professionals

To ensure that your client's property sells at a price that appropriately reflects true market value, we recommend seeking a measurement of the property. Your clients, and especially potential buyers, will appreciate your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a wonderful marketing tactic for getting potential buyers interested since they can view the layout of the property before and after a walkthrough.
